This 1b/1b studio is nestled in a lush jungle setting along the Rio Dulce river. The property is rich with wildlife featuring frequent poolside viewings of our resident toucans, three-toed sloth and howler monkeys. The house provides privacy, and is rich in wildlife, even though is only a short walk to our Beach Club bar and restaurant and premier surfing at Playa Colorado. An even shorter stroll to vibrant nightlife at our restaurants and micro-brewery. This commercial center also boasts a spa; health club; golf clubhouse; convenience stores; coffee/pastry shop and bike; surfboard and motorcycle rentals.
This property is ideal for 2 people but can sleep up to 3 people. The studio contains a modest living/dining area, efficiency kitchen, bathroom, lofted queen sized bed accessed by ladder and a futon couch on the ground floor that can be converted to a full sized bed. The studio is also equipped with AC, Wi-Fi and cleaning service.
This is the listing for the studio connected to Casa Rio. The 1 bedroom guest cottage can be rented out separately from the house using this listing. If the main house on the site is rented, both groups will share the pool and patio area. Please note the studio is not available for rent on its own during Easter week or December 24-January 2nd as its only available for rent along with the 3BR/2BA house located on the property.
This house is located within the Hacienda Iguana development, which is known for its world-class surf breaks. There are 4 surf breaks within walking distance- Playa Colorado, Panga Drops and Los Perros are in the neighborhood and Playa Amarillo is to the south of Playa Colorado (walkable at low tide). We also have a beautiful 9-hole golf course. The course is well designed, beautifully maintained and very affordable to guests.

The best place to get groceries is La Colonia in Rivas, 100m south of the turn off for Tola on the right (west) side of the street. (While in Rivas, you should also top off your fuel because these are the closest gas stations to where you are staying). We HIGHLY recommend stocking up on all or as many of the groceries you will need for your entire stay OR if you don’t want to deal with planning, shopping, and preparing meals ask us about booking the meal plan, our full service catering option.
There are several great food options within the Hacienda Iguana development. In the commercial zone of the development you will find Scoops and Spokes, which serves up some amazing homemade ice cream, good coffee, baked goods, paninis and fresh juices. Side Bar offers stir fry and good cocktails. Don Eloys, which is a sports bar/restaurant, opens daily from afternoon Happy Hour until right before midnight. Downtown Iguana offers authentic Nicaraguan cuisine at a fair price. Casa Ananas offers Italian cuisine and daily international special nights. Pili's Kitchen at the Beach Club, in front of the Playa Colorado break, offers a variety of fresh foods, juices, smoothies and full bar.
Other restaurants in the general area but in different spots (outside the Hacienda Iguana development) that are worth checking out are: Jasco’s sushi bar at the Riviera commercial plaza. La Calabria brick oven pizza and Malibu Popoyo (located in Limon 2), Mag Rock (located in Popoyo), Juntos and Hostal San Gigante (located in Gigante), Yolanda’s and Rancho Santana in the Limon area (ask NSR staff to make you a dinner reservation- need 24 hours advance notice).
We have a well merchandised store (NSR Surf Shop) located inside the Hacienda Iguana development, which offers souvenirs, surf accessories, clothing, beach towels, flip flops, sunscreen, sunglasses, swimsuits, wet suit vests and tops, rash guards and more! We also rent scooters, dirt bikes, surfboards, boogie boards and SUPs out of this location as well.
Other businesses in the Hacienda Iguana community include Satori Spa, 2 small convenience stores with a variety of grocery items and an ATM is located on the property. Other activities in the development include yoga, horseback riding and in-home massage is also available.
The Riviera commercial plaza is located within a half mile of the Hacienda Iguana entrance. Businesses in this shopping center include Jasco’s sushi restaurant, BAC bank with ATM machine and a small grocery store (with the basics).
This property is located a 2-2.5 hours drive from the Augusto C. Sandino International Airport in Managua. Most of the major vehicle rental agencies have locations at the Managua airport (we recommend you make a reservation in advance).
The Costa Esmeralda Airport, located 5 minutes from Hacienda Iguana, opened in late 2015. Direct flights are available from Liberia, Costa Rica on Sansa Airlines. If traveling light, guests may want to consider experiencing the beautiful views and convenience of flying into the Costa Esmeralda Airport. These are small commuter planes with limited cargo storage. Those traveling with full size suitcases and surfboards should check with the airlines before booking ticket to ensure there is ample baggage space on the flight.
If renting a vehicle, we feel its only necessary to have a 4wd if planning to travel to some of the beaches further south (in the San Juan del Sur area). If one prefers not to rent a vehicle, we can arrange airport transportation and daily sightseeing/surf trips. We have motorcycle and scooter rentals available and we can also arrange vehicle and boat transport to other surf breaks in the area. There is also the option of renting a vehicle from Alamo and National, which has an office next to the Hacienda Iguana.
